Today we're taking a Virtual Tour of Excelsior, Minnesota!


With some of the best schools in Minnesota and the country, Excelsior is sure to be on a lot folks' wish list. If it's within your budget, Excelsior not only has fantastic schools, but it also has a beautiful and diverse housing stock, a cute downtown area with tons of local spots to eat, drink, shop, and socialize, and immaculately maintained neighborhoods and public spaces. Excelsior Vibes


Home to just short of 2,500 residents, Excelsior is located about 25-35 minutes from either downtown Minneapolis or the MSP airport, and about 35-40 minutes from downtown St. Paul. Located on the south side of Lake Minnetonka, Excelsior is a super cute town with some of the best schools in Minnesota, beautiful outdoor spaces, and a cool downtown with tons of places to eat, drink, shop, and socialize.


Speaking of good schools, Excelsior is home to some of the best. Served by the Minnetonka Public School District, it is rated an A+ and the #1 Overall Best School District in the state of Minnesota*. Not only is it high ranking in Minnesota, but it's ranked the 59th Overall Best School District in the country*. The high rankings don't stop there. For Minnesota school districts, it is also ranked the #1 District with the Best Teachers, #1 Best Place to Teach, #2 Safest School District, and the #5 Best School District for Athletes*. The schools serving the city are Minnetonka Senior High School, Minnetonka Middle School West, and Excelsior Elementary School. They are rated an A+, A+, and A respectively according to niche.com.


If you're looking for some great spots to eat, drink, shop, and socialize, might we suggest you check out Water St. It's home to tons of spots, some of which are on the National Register of Historic Places. And of course be sure to check out the lake. Head down to Excelsior Commons or Excelsior Public Beach for tons of great outdoor activities.


Home Price Statistics


With access to one of the best lakes in the state full of them and some of the best schools in the state and country, that doesn't come without a high price tag. The median price for homes in Excelsior comes in around $725k, about twice that of the Twin Cities median. However, that doesn't seem that outrageous with all the positives that come with living here. And lastly to that point, note that the market can swing here and there won't be a ton of inventory at any given time.


If you're looking for single-family homes, at the time of writing this, there were only 10 on the market. They range from $400k on the very low end, likely a big fixer-upper, and all the way up to $1.5m. Again, expect the prices to range fairly wide depending on the market.



Pros + Cons


Pros

  • Cool downtown with tons of great spots to eat, drink, shop, and socialize

  • A bit of nature in the suburbs

  • The best schools in Minnesota and some of the best in the country

  • Diverse housing stock with beautiful, well-kept homes

  • Very well maintained neighborhoods and public spaces

  • Quiet, peaceful neighborhoods

  • Only about 30 minutes from both downtown Minneapolis and the MSP airport

Cons

  • Over 30 minutes to downtown St. Paul if you're commuting

  • Although the housing is beautiful, it is also expensive, exclusive, and very limited stock

  • Excelsior is a destination for folks, so the downtown area can get very busy, especially on the weekends

  • Lacking 'suburban amenities' - while it does have cute shops, other than a Kowalski's and a Wells Fargo, you're likely going to need to leave the city for big box stores like Target, Home Deport, etc.
